School is out and you know what that means, time for the housing market to get into full swing. In Indiana many families make their move during the summer months, once school is over and before the new year starts. For the children attending Carmel Clay Schools that deadline is August 14th. If you are contemplating making a move, now is the time!
If you are considering a move, the time couldn't be better. Interest rates, while they are nudging upward, they are still at historic lows. While inventory is a little constrained, there is a growing number of homes to choose from in the Carmel area.
If you are serious about making a move, please keep these things in mind:
1. If you have a home to sell, it needs to be in move-in condition the day you put it on the market. The market is moving fast and sellers can no longer work on getting the home ready AFTER has been listed.
2. Talk with a lender (I can give you some good recommendations) BEFORE you put your home on the market. This will ensure that we are looking in the right price range for what you are willing to spend on your monthly payment.
3. Keep in mind that mortgage approval on your new home will take 30-45 days to complete from time of accepted offer until closing. If you are considering that August 14th deadline, I would say you need to be under contract no later than July 4th.
4. When looking for your home be prepared that homes in good condition are selling fast, often with multiple offers. We must be in the position to move once we find that perfect home.
